Get the Know How: Systems Manuals Demystified

If you have worked on a LEED project lately and submitted EA credit 3 Enhanced Commissioning for review, you probably have noticed that the reviewers are being more stringent on what’s included in the systems manual. The trick to a good systems manual is to start putting it together as early as possible. Make folders for each of the following items listed below and put the documents into folders as you start receiving them. By the time the project is near completion, you already have everything that you need. This will save you from chasing people, which might have already moved on to another project, for documents.

  • Executive Summary
  • Final Owners Project Requirement (OPR)
  • Final Basis of Design
  • Cx Plan
  • Contractor Lighting and Emergency Contact Information
  • As-Built Drawings
  • Single Line Diagram Drawings
  • Submittals
  • Operation and Maintenance Manuals
  • Approved Test & Balance Report
  • Training Documentations (Sign-In-Sheets and Documents handed out during the training)
  • Functional Tests (Blank Copies)
  • Issue Reports writing during commissioning
  • Re-Commissioning Schedule and Recommendations
