The Spinnaker Group provided LEED for Neighborhood Development Consulting for this unique project, which achieved LEED Gold certification in 2012. All north of downtown and less than 10 minutes away from South Beach in a pedestrian-friendly environment, the neighborhood became the first LEED ND Gold Certified project in Miami Dade County. As part of a public-private partnership with the City of Miami, two above-ground parking structures, City Garage and Museum Garage (with respectively, 559 and 800 parking spaces), became cornerstones of vehicular access on the western edge of the redevelopment efforts and featured many distinct and artistic façades in addition to energy efficient and best-in-class parking management technology.

Palm Court, a major component of the Miami Design District, Miami’s first LEED for Neighborhood Development project, achieved LEED Gold for Core + Shell. As Sustainability Consultants, The Spinnaker Group provided LEED Consulting, Building Commissioning and Energy Modeling for Palm Court. Palm Court is nestled in the heart of the Miami Design District -- a dynamic city block home to a plethora of sights, sounds, amenities and beautiful gardens that entices visitors to shop and play. On display at the center of the Court is a beautiful replica of R. Buckminster Fuller’s futuristic Fly’s Eye Dome and a sculpture of Le Corbusier. Hidden below these beautiful art installations is a vast sea of parking. The parking decks were strategically placed below surface level to keep the District walkable and to preserve the human scale. Adorned with towering palm trees, beautiful modern architecture designed by SB Architects, energy efficient glass and state-of-the-art lighting, it is LEED Gold certified and highly sustainable. Palm Court has also implemented Tenant Design & Construction Guidelines to ensure its high-end, luxury retailers are also building as sustainably as the rest of the District. The Project also scored many points for Recycled Content, Water Use Reduction, Optimized Energy Performance and Regional Materials.
